Home Buying Programs For Veterans

Are You Eligible For A Va Mortgage

Top 5 Benefits of the VA Home Loan Program

Your VA eligibility is based on continuous active service of servicemembers and veterans. Also, may be available to spouses of vets who died on active duty or MIA/POW. The VA provides more detail for eligibility here.

VA entitlement is documented in your Certificate of Eligibility . The guaranty is limited to 25% lesser of purchase price or established reasonable value and vets may generally purchase home up to 4 times entitlement with no down payment. Annual loan limits are set by county and most counties are set at $510,400. Remember, some down payment assistance programs in Arizona limit the loan amount even if VA will finance more.

Some Programs Offer Not Assistance But Rather The Home Loan Itself

A smaller number of states offer veterans a home loan instead of simply offering to help pay for loan-based expenses.

The State of Oregon has one such program described on the official site as separate and distinct from the federal VA Home Loan Guaranty and has lent Oregonians approximately $8 billion of low-interest home loans to more than 334,000 veterans.

This Oregon state veterans home loan benefit is a conventional loan available for owner-occupied single family homes. You can purchase a home under this Oregon program if you qualify with military service even if you do not live in the state the only requirement is that the home purchased with this Oregon state veterans home loan option be located within state lines and is occupied by the borrower within a reasonable amount of time after closing.

Veterans Mortgage Assistance Uses

Even if down payment is not necessary, there are some huge advantages for receiving up to $10,000 at closing. Uses include

  • Reducing principal

Think of these advantages when buying a home. Often VA buyers need or at least prefer seller paid closing costs. Of course, the advantage is the buyer brings little to no money to closing. But, the downside of seller paid costs is that it drives up the price and loan amount. Conversely, Veteran down payment assistance gives a competitive advantage in buying a home. Seller paid costs and concessions are not needed. Additionally, the VA appraisal does not have to meet a higher price that includes these costs!

Funds are available on a first come, first serve basis. Through the FHLBank Atlantas Affordable Housing Program, we have $1,000,000 available annually to fund assistance for first time home buyers, community partners, foreclosure recovery, rebuild and restore, Veterans, and returning Veterans.

What if the seller does pay the closing costs and the loan does not require a down payment? Fortunately, the buyer may use the mortgage assistance to pay the VA funding fee. If there are still funds available, then it may be paid towards reducing the first mortgage balance. Therefore a lower loan amount. Advantages mean lower housing payment and lesser loan balance. Thus, selling the home down the road is easier with increased equity because of a lower balance.

Basic Allowance For Housing

Many active-duty military members who receive a monthly housing allowance are surprised to learn that they can use this money to qualify for a home loan. Lenders can count Basic Allowance for Housing as effective income. That can help service members make the leap from renting to owning, especially in higher-cost areas.

BAH is based on several factors, including the location of your duty station, your pay grade, and your family size. The housing allowance can change on an annual basis. To calculate your BAH, refer to the BAH calculator on the Defense Departments website.

Once youve found the house you want to buy:

  • Work with your agent to put together and sign a purchase agreement

Be sure the sales contract includes the VA escape clause or VA option clause. This provides an option to void the contract if the property doesnt appraise for the contract price.Ask your real estate agent for advice on other options for voiding the contract you may want to include, such as if the property fails a home inspection. These options are called contingencies. To learn more, watch this helpful video:Using your VA home loan benefit: working with a Realtor and lender

  • Have the house inspected and appraised

We strongly recommend that you get an inspection to check for any major defects before you purchase your home. A VA-approved appraiser will also appraise the house to make sure it meets basic property condition requirements , and will provide an opinion of value on the house. Please note that an appraisal isnt the same as an inspection. If the property doesnt appraise at a value thats high enough to get the loan, you have a few options. You can:

  • Request a Reconsideration of Value . You can ask your real estate agent to provide the lender with valid sales data showing the property is worth more than its appraised price. The lender will ask the appraiser to reconsider based on this information.
  • Renegotiate the sales price. Ask the seller to lower the price to match the appraised value.
  • Where Can I Find Government Grants For First Time Home Buyers

When looking for first time home buyer grants, it is important that you diversify your search strategy. For larger federal programs, you may be able to find information on a government site.

Application processing times could be longer and the process could be less convenient. Buyers who can qualify for the USDA Guaranteed loan program should try that first.

Buyers with moderate incomes who dont qualify for USDAs subsidized program can still access a USDA Rural Housing loan. It has looser guidelines, but still allows zero down payment and offers below-market mortgage rates.
