If you need everyday help, or help with things like adaptations to your home, you may get this from your local council or the welfare service of Veterans UK.

What Programs Are Available

First, the U.S. Department of Housing and Urban Development-VA Supportive Housing Program provides veterans who are homeless with rental assistance vouchers for privately-owned housing. Case managers help veterans find the right housing and amenities for them.

For those veterans at-risk of losing their home, the Supportive Services for Veteran Families helps find a better, more affordable housing situation for veterans through various non-profits and grantees. Through grants from the VA, the program offers help to cover rent, utilities, security deposits and moving costs for a limited time.

Enhanced-Use Lease program uses VA campuses to create spaces for homeless veterans to live and access much-needed services like job training, financial planning, computer access, support groups, barber services and more.

Private-sector entities on VA land lease apartments to veterans, often near hospitals and medical facilities. Currently, there are more than 3,000 housing units across the country.

Your home state’s Veteran Affairs Office may also have resources available for affordable housing in your area or veteran-approved homes.

Landlords who want to attract military renters need to accept Basic Allowance for Housing stipends as payment. The BAH depends on the location, local cost of rent, personnel pay grade, and whether or not they have dependents.

If you require renters insurance for your tenants, keep in mind that BAH does not cover it. You may want to include it as part of your lease agreement or adjust the rent slightly to ensure your military renter can pay for it.

How To Apply For Hud

Rental assistance vouchers are available for those veterans who are eligible for VA healthcare services and at-risk of homelessness.

  • After review from a case manager, candidates must be able to complete daily activities independently while engaging in needed treatment. The program offers healthcare, mental health treatment and substance use counseling to aid them in the recovery process.
  • The public housing authority will then review if the veteran meets the HUD program’s requirements and eligibility based on income. They’ll look at family income, assets and family size. The household income cannot exceed 50 percent of the median income of the area where they live. You can use this income eligibility calculator to get an idea.
  • The veteran is then able to choose housing, including single-family homes, townhouses and apartments, where the landlord agrees to rent under the program. Once moved in, they can pay the agreed-upon rent every month under the voucher program.
  • You can apply through your case manager or your local PHA office. Once your application is reviewed and you’re deemed eligible, the PHA will add you to a waiting list and issue a housing voucher when it’s ready.

Supportive Services For Veteran Families Program

Various nonprofits and community co-op programs, via referrals and outreach, use SSVF funds to quickly secure housing for very low-income veterans and their families in imminent danger of homelessness.

Case management for those who qualify for SSVF includes aid in securing Veterans’ Assistance and other benefits, such as financial aid and educational planning.

How to find an affordable room for rent

Visit Benefits.gov to find out if youre eligible and how to apply for other types of help. This may include financial assistance, transportation, food, counseling, and more.

If you dont have medical insurance, you can use HRSA health centers. They give checkups, treatment when youre sick, pregnancy care, and immunizations for your children.

How Does It Work

For the first 12 months, you pay 25% of your weekly household income plus 100% of any Commonwealth Rent Assistance you may be entitled to get. To work out your weekly income we include your wages, government allowances, benefits and child support payments.

Once you have paid your part of the rent, we pay the rest directly to the landlord or real estate agent. The amount you pay will go up gradually after 12 months, but well chat to you about that closer to the time.

Military Members Undergo A Thorough Background Check

Anyone who wants to join the military goes through an FBI background check at federal, state, and local levels. However, criminal records don’t always disqualify someone from joining the military. A serious felony or five misdemeanor offenses are usually disqualifiers for the military, while some misdemeanor offenses like domestic violence are automatic rejection.

Military background checks also look at potential money problems, including histories of bankruptcies or defaulted loans. The military will even look over social media accounts to ensure the prospective military members are not a threat to national security.

Despite the benefit of an in-depth military background check, landlords should still perform their own. There may be financial issues or areas that are a deal-breaker for you and your rental business.

    Accepting Housing Vouchers From Veterans

    There are multiple efforts through VA to assist low-income Veterans with permanent housing solutions. The U.S. Department of Housing and Urban Development-Veterans Affairs Supportive Housing Program is one of them, serving as a collaborative effort among HUD, VA, and local public housing authorities. Under HUD-VASH, eligible low-income Veterans with a need for case management and supportive services receive a housing choice voucher from the public housing authority to provide rental assistance that promotes housing stability.

  • Contact a local public housing authority to learn more about the HUD-VASH program and obtain the required paperwork to be on the housing authority’s landlord referral list.
  • Review HUD’s Housing Quality Standards to make sure your property is up to code.
  • Contact us to connect with a homeless coordinator in the area and learn about housing HUD-VASH Veterans. VA will refer Veterans approved for the voucher program to view available units.
  • On receipt of the Request for Tenancy Approval form to the housing authority, a Housing Quality Standards inspection of the unit and building will be scheduled.
  • Have the Veteran review and sign their lease, which are generally agreed upon for 12 months.
  • Veteran Housing Rental Incentives

    At the end of December 2015, the federal government announced an end to chronic veteran homelessness in New York City, following a two-year effort by Mayor de Blasio to help veterans who have been homeless for a year or longer find a home. We continue our work to move additional veterans into permanent housing. To support this effort, the incentives described below are currently available to landlords, brokers, and supportive housing providers.

    • 15% Broker Bonus for brokers who connect homeless veterans with LINC apartments or units that can be subsidized using HUD VASH, HPD Section 8, and MRT vouchers.
    • $1,000 Landlord Incentive for every apartment and commercial SRO with a one-year lease signed by a homeless veteran.
    • $500 Room Rental Incentive to landlords renting rooms through the LINC program for every one-year lease signed by a homeless veteran.
    • $1,000 Bonus to Supportive Housing Providers for each community unit rented to a veteran with a HUD VASH, HPD Section 8, or MRT voucher.
    • $2,000 Bonus to Supportive Housing Providers for each community unit rented to a veteran with a LINC voucher.
    • Access to a Special Supplemental Assistance Fund of up to $3,000 per year for landlords who house veterans, to cover potential damage to the apartment, as well as to assist with the payment of rental arrears, if needed.

    The Maryland Energy Assistance Program provides assistance with home heating bills. Limited assistance is available to replace broken or inefficient furnaces.

    The Electric Universal Service Program assists eligible low-income electric customers with their electric bills. Assistance is available whether you are an active customer or you are currently without service. Eligible electric customers may receive help in three ways:

    • Help to pay current electric bills
    • Help to pay past due electric bills
    • Help with energy efficiency measures to reduce future electric bills

    The Utility Service Protection Program protects low-income families from utility cut-offs and allows MEAP eligible households to enter into a year-round even monthly payment program with their utility company.

    Depending on your rental property’s location, you can legally refuse a military member a lease if you decide it isn’t suitable for your rental business.

    The federal government does not consider military status a protected class under the Fair Housing Act. If you are worried about the potential loss of income due to deployments or a change in their orders that could suddenly impose relocation, you can refuse to rent to a military member.

    However, some local and state laws may have different stipulations. Connecticut, Illinois, Massachusetts, New Jersey, New York, Ohio, Rhode Island, and Washington currently have fair housing protection based on military or veteran status. Before denying a lease, it’s best to check with your state laws.

    Disabled veterans are protected under fair housing laws, and you cannot refuse to rent to them due to their disability.

    Under the SSVF program, eligible veteran families receive case management and assistance in obtaining VA and other benefits, which may include health care benefits, daily living services, personal financial planning services, transportation, fiduciary and payee services, legal services, child care services, and housing counseling.

    In addition, veteran families may also be assisted with time-limited payments to third parties if these payments help veteran families stay in or acquire permanent housing on a sustainable basis.

    If youre a veteran looking for affordable housing, you can reach out to the Veterans Services Center at Sheppard Pratt in the heart of Fells Point. The organization supports housing, job training and employment for veterans.

    If you need short-term or long-term housing, the offers facilities for your needs, including a day drop-in facility.

    In addition to housing, case managers work with veterans during the first 60 days of residency. Counseling and recovery classes are offered, and the case manager works with the veteran on received VA benefits. Education and employment are also components of care at MCVET.
