How Landlords Can Help End Veteran Homeless
No individual who served their country should be without a home. VA cannot address this alone and needs landlords who are interested in housing these Veterans.In this historic crisis, landlords have a unique opportunity to give back to those who have served. Veterans have selflessly defended our nation in times of need and landlords can make a positive impact by protecting these individuals from the risk of homelessness. Housing Veterans doesnt just provide shelter, but can lead to life-changing health, social, and socioeconomic outcomes for them and their families. Furthermore, housing Veterans provides a mutually beneficial relationship landlords will benefit from responsible, often long-term, renters, support from VA, and guaranteed payments that come through Housing Choice Vouchers or grantees offering short-term subsidies.Please note:VA does not make direct payments to landlords. Rental subsidy payments described here are disbursed from either homeless Veteran-specific Housing Choice Vouchers administered by local public housing authorities or through nonprofit organizations that administer VA-funded grants.

Veteran Housing Rental Incentives
At the end of December 2015, the federal government announced an end to chronic veteran homelessness in New York City, following a two-year effort by Mayor de Blasio to help veterans who have been homeless for a year or longer find a home. We continue our work to move additional veterans into permanent housing. To support this effort, the incentives described below are currently available to landlords, brokers, and supportive housing providers.
- 15% Broker Bonus for brokers who connect homeless veterans with LINC apartments or units that can be subsidized using HUD VASH, HPD Section 8, and MRT vouchers.
- $1,000 Landlord Incentive for every apartment and commercial SRO with a one-year lease signed by a homeless veteran.
- $500 Room Rental Incentive to landlords renting rooms through the LINC program for every one-year lease signed by a homeless veteran.
- $1,000 Bonus to Supportive Housing Providers for each community unit rented to a veteran with a HUD VASH, HPD Section 8, or MRT voucher.
- $2,000 Bonus to Supportive Housing Providers for each community unit rented to a veteran with a LINC voucher.
- Access to a Special Supplemental Assistance Fund of up to $3,000 per year for landlords who house veterans, to cover potential damage to the apartment, as well as to assist with the payment of rental arrears, if needed.

If you’re already planning to leave the Armed Forces contact the MOD’s Joint Service Housing Advice Office as they can provide information and advice around the different types of civilian accommodation available. If you are single get in touch with the Single Persons Accommodation Centre for the Ex Services who will help you to find suitable accommodation, regardless of where you are based in the UK. You can contact SPACES for assistance from up to 12 months prior to discharge.
Social Housing:
This is available through councils and housing associations, and is often cheaper to rent than private accommodation. As part of the Armed Forces Covenant agreement, veterans may be given priority support for social housing and be placed higher on waiting lists. Supportive Services For Veteran Families Program
Various nonprofits and community co-op programs, via referrals and outreach, use SSVF funds to quickly secure housing for very low-income veterans and their families in imminent danger of homelessness.
Case management for those who qualify for SSVF includes aid in securing Veterans’ Assistance and other benefits, such as financial aid and educational planning.

Housing Programs For Disabled Veterans
VA provides grants to Servicemembers and Veterans with certain permanent and total service-connected disabilities to help purchase or construct an adapted home, or modify an existing home to accommodate a disability. Two grant programs exist: the Specially Adapted Housing grant and the Special Housing Adaptation grant.
Specially Adapted Housing Grant
SAH grants help Veterans with certain service-connected disabilities live independently in a barrier-free environment. SAH grants can be used in one of the following ways:
- Construct a specially adapted home on land to be acquired
- Build a home on land already owned if it is suitable for specially adapted housing
- Remodel an existing home if it can be made suitable for specially adapted housing
- Apply the grant against the unpaid principal mortgage balance of an adapted home already acquired without the assistance of a VA grant
Special Housing Adaptation Grant
SHA grants help Veterans with certain service-connected disabilities adapt or purchase a home to accommodate the disability. You can use SHA grants in one of the following ways:
- Adapt an existing home the Veteran or a family member already owns in which the Veteran live
- Adapt a home the Veteran or family member intends to purchase in which the Veteran will live
- Help a Veteran purchase a home already adapted in which the Veteran will live

- We manage referrals, carry out checks on the Veterans and consider who will be appropriate for your accommodation
- We then match a Veteran looking for accommodation in your area/s with the type of accommodation you have available
- You then have the opportunity to interview the Veteran and carry out your own checks
- If there is a good match, the Veteran is asked to sign your tenancy agreement.
